Trinity Property Consultants – Texas Portfolio
Cantebrea Crossing Apartments - Austin, Texas
Irrigation optimization began in August 2005 in the midst of a 50 year drought in Texas. During the feasibility study, Acequia noted the irrigation water was improperly connected to the interior building water supply during the original landscape installation. This allowed sewer charges to be applied to the monthly irrigation water use costing the property owner approximately $70,000 more than comparable irrigated landscapes. Acequia successfully designed and managed the re-piping of the irrigation source to dedicated irrigation meters during the implementation phase. During the first eighteen months of precision irrigation management, Cantebrea Crossing realized 9,482,600 gals (61%) water savings from the past five-year average historical use resulting in $33,821 annual expense reduction to the property owner. Acequia funded 100% installation cost of this project and achieved 100% return on investment after just 13 months.
Due largely to the huge success at Cantebrea, Trinity Property Consultants expanded Acequia’s water management services throughout the Texas portfolio. Since mid 2005, the water savings partnership has amassed 108,966,000 gallons of documented water savings (63.3% overall), reducing operating expenses by nearly $200,000.00! Trinity Property Consultants has been recognized by the US EPA for their role in Acequia’s success in sustainable water savings resulting in the Water Efficiency Leadership Award for 2008.

Riata Apartments Homes - Austin, Texas (Legacy Partners/ Milestone Management)
Riata Apartment Homes was the largest contiguous landscape in Acequia's initial pilot project that began in September 2002 with approximately 1.5 million square feet of irrigated native landscape and 558 irrigation hydrozones. After observing the results during the first 18 months of irrigation management, the property owner opted to become a 50/50 partner with Acequia at all 10 of their properties in the pilot program. Riata recovered 100% of their 50% capital investment within the first 24 months in spite of a record drought during the last 8 months of 2005. The water management partnership achieved regional recognition in 2003 by the American Water Works Association for the extraordinary accomplishments in irrigation water savings and from the US EPA for their role in Acequia’s success in sustainable water savings resulting in the Water Efficiency Leadership Award for 2008. Since September 2002, the combined Riata properties have saved an unbelievable 253,194,400 gallons of water (60.5%) and reduced operating expenses to the properties by an average of $40,000 per year on their 50% investment of $75,000.
Corporate Offices
American Airlines World Headquarters - DFW Airport, Texas
During the feasibility study, Acequia identified the annual water use of the combined American Airlines headquarters properties to be 29,301,000 gallons; however, the combined three months winter irrigation water utility cost to the properties was almost 25,000,000 gallons due to an undetected main line leak. The American Airlines water management partnership has saved over 69,925 gallons while reducing the building operations expense by over $15,000 annually with zero investment by American Airlines. American Airlines has been recognized by the US EPA for their role in Acequia’s success in sustainable water savings resulting in the Water Efficiency Leadership Award for 2008.
Property Owners Associations
Walnut Creek Improvement Association - Austin, Texas (Faust Group)
During the initial site review of the irrigation system, Acequia noted 2 of the 8 irrigation water meters standing in water due to leaks that had progressed over many years. Since the inception of the water management program in July 2004, the association has saved an incredible 47,866,320 gallons – 71.6% of the historic irrigation water use and reduced the landscape operating costs by $46,000 annually on a $12,800/50% partnership investment.

Even though substantial efforts and investments in water conservation had been committed, USAA RealCo Executive Robert Kramer stated the addition of Acequia’s active water management system was “the right thing to do." The partnership's combined efforts have documented an additional 33.1% savings in an area of Texas that has endured sustained and exceptional drought conditions.
